Local IDEA...provides local Domestic & Commercial Property Energy Assessment.

Local IDEA is the trading name of Gary Cliffe Dip DEA, Dip NDEA a Building Energy Assessor accredited by Government approved Certification Bodies and licensed to carry out property assessments to produce Energy Performance Certificates.

As an independent licensed energy assessor, I work only in the field of property Energy Performance Certification, and provide an impartial and professional service.

Born, educated and also residing in the area, I have a good knowledge of the region, its people and local property market.   

Local IDEA undertakes Energy Performance Certificate assessments in the East and North Yorkshire region and covers the towns of Beverley, Bridlington, Driffield, Filey, Hornsea, Scarborough and the surrounding villages, to include the Post Code areas of YO11, YO12, YO13, YO14, YO15, YO16, YO17, YO18, YO25 & HU17, HU18. 

The Energy Performance Certificate (EPC) is an EU member state directive (2002/91/EC) and the Energy Performance of Buildings(Certificates and Inspections) (England and Wales) Regulations 2007.

An Energy Performance Certificate is required by Law to be supplied to prospective buyers and tenants when residential and commercial properties are constructed, sold or rented. 

A residential EPC is included in Home Information Packs, which were introduced on a phased basis from August 1st 2007. 

Home Information Packs are required for all residential property sales in England & Wales and the HIP contains important information about a property which prospective home buyers need to known. The HIP regulations mean that properties marketed for sale need a valid EPC as part of the required documents contained in a Home information Pack. 

Residential lettings are excluded from the HIP regulations so a HIP is not required, but an EPC is required by Law to be provided by a building landlord to new tenants from October 1st 2008. The EPC must be provided to any prospective new tenant on enquiry or when viewing a property and certainly prior to any lease contract being completed.

New homes completed after the 6th April 2008, require a different EPC to that of existing dwellings. An on construction EPC (OCEPC) is required to meet Building Regulation completion requirements and when marketing new homes for sale or to rent. 

An Energy Performance Certificate must be commissioned and made available whenever residential and commercial properties are constructed, sold or rented out.
